There is no such thing as a “small” detail in
real estate transactions. That pressure to
perform can make difficult closings particularly
difficult for some title companies. But, at
American Patriot Title, we welcome such
challenges.
We
understand the importance of thoroughness, and
we appreciate the value of time. We feel that
every telephone call is an opportunity to prove
ourselves by solving a “challenge”,
strengthening an existing relationship or
creating a new relationship.
STEPS TO CLOSING
∙ Once a contract is executed, bring it, along
with the buyer’s deposit funds to our office.
∙ We will open a file specific to your
information
∙ The title search will be requested immediately
∙ A processor will be assigned and will contact
you. At this time they will request any
information that may be necessary to begin their
search.
∙ We’ll see you at closing.
FOR SALE BY OWNER
We
offer a service designed to help you in the sale
of your home. We will assist you in completing
the contract all the way through the actual
closing and transfer of title to your buyer.
Once you find a buyer, you’ll need to execute a
contract and bring it, along with the buyer’s
deposit funds, to American Patriot Title. We
have a contract available to you that has been
approved by the Florida Association of
Realtors. If you have any questions regarding
the contract or any other aspect of the process
you can make an appointment at our office and
the attorney or other members of our staff can
answer that question for you.
We
will be able to assist both Buyer and Seller in
a more expeditious manner if the following
information is made available to us:
SELLER
1. Original Sales Contract and deposit
funds (if applicable)
2. Copy of prior title insurance policy
3. Copy of prior survey (if applicable)
4. Current mortgage information (company name &
loan #)
5. Homeowner/condo association name and phone
number
6. Photo Identification (Driver’s license or
passport, etc)
7. Social Security Number
8. Death Certificate (if applicable)
BUYER
1. Name of new mortgage company
2. Homeowner/condo association approval (if applicable)
3. Photo Identification (Driver’s license or passport,
etc)
4. Marriage Status
5. Social Security Number
WHAT IS TITLE INSURANCE?
Title insurance is no different that other
insurances that you most likely already have;
car insurance, homeowners insurance, health
insurance, etc.
When you buy any type of property, you must have
a complete investigation made on every aspect of
the property. Otherwise, you may discover that
the property you bought and paid for is not
actually yours at all!
After the investigation, you will need
protection in the event that some point has been
missed in the public records or someone makes a
claim on the title to your property. That
protection is a title insurance policy. What
does it mean to insure your title to real
estate? And what are the risks that make title
insurance necessary? We hope to answer those
